Foreclosed homes: Dream or Nightmare?

As the number of foreclosed houses in the Valley grows, potential buyers need to remember a simple message.

A foreclosed property is always sold - "as is".

Banks and financial institutions that now own the property have no knowledge of the history of the house.

You have to make sure you inspect the home and all its systems such as A/C, pool, water, everything.

Some foreclosed homes are in excellent condition and some are totally destroyed and in need of significant repairs. This is not necessarily bad, homes can be repaired, systems can be replaced, but you need to know it before you undertake any purchase.

Research should extend beyond home inspections. Location and specific neighborhood details are also important.

FREE SCOTTSDALE DOWNTOWN TROLLEY TO ACCOMMODATE SUPER BOWL RELATED EVENTS (JAN. 28 - FEB. 3)

The City of Scottsdale Arizona will provide a Downtown perimeter trolley route for Super Bowl Week (starting Monday, Jan. 28 through Sunday, Feb. 3).

The Downtown perimeter trolley route will replace the current trolley route for this week only and will provide extended service until 3 a.m. on Friday, Feb. 1 and Saturday, Feb. 2 when many of the Super Bowl related events are occurring. The perimeter route provides easy access and drop off points for hotel shuttles to connect with the trolley.

Four park and ride lots will be available for visitors with cars to access Downtown. These lots will help reduce congestion Downtown and make it more convenient for visitors who are unfamiliar with the area.

SCOTTSDALE BUSINESS ACTIVITY UPDATE

** On year-to-year basis, the median home price for the Valley dipped to $240,000 in November compared with $259,000 in November 2006, a drop of 7.9 percent, the lowest monthly median since May 2005.

In Scottsdale the median price declined 13.5 percent to $544,645 from November 2007 to November 2006. Median prices for Scottsdale over the past two years have fluctuated from a high of $640,000 in June 2006 to $535,000 in September 2007.

The national median existing-home price for all housing types was $207,800 for October, down 5.1 percent from October 2006.

** In 2007, 22 restaurants in Scottsdale were selected to receive Wine Spectators 'Award of Excellence' for their wine lists.

** Scottsdale-based Alanco Technologies, Inc. recently announced its subsidiary was awarded a pilot contract to demonstrate a new system at a high security government facility to monitor water contaminants and radioactive materials. A solar power feature allows the units to be located virtually anywhere on earth.

The new remote monitoring system is capable of continuously sampling a wide variety of environmental variables and transmitting data to a central monitoring authority at a lower cost compared to current sampling and transport practices for remote locations.

** Grunberg Realty in New York City paid $54 million, or $215 per sqare foot for the Scottsdale Executive Office Park, a 251,588-sf complex located at Via de Ventura and Hayden Road. The seller bought the property in March 2006 for $47.93 million from a private investor who had acquired it six months earlier for $37 million.

** Scottsdale-based Five Star Development is developing a 'green center' in El Paso, Texas. The 2.1 million-sf mixed use development is considered by Five Star to be a prototype for other green/LEED certified developments.

ARIZONA BUSINESS CONDITIONS INDEX CLIMBS BACK ABOVE 50

The seasonally adjusted Arizona Business Conditions Index rose to 53.8 in October from 48.2 last month, an 11.5 percent increase.

An Arizona Business Conditions Index reading of over 50 indicates that the local economy is growing, while a reading below 50 suggests a slowdown in the overall level of economic activity in the near term.

After dipping below the critical 50-mark in September, the index recovered above the 50-mark in November, a high enough figure to abate any worries about a deep impending recession, although the reading was hardly a strong statement on the current local economy.

DOWNTOWN SCOTTSDALE TO HOST TWO MAJOR SUPER BOWL NETWORK BROADCASTS

The NFL Network and ESPN will call Downtown Scottsdale home for their broadcasts during Super Bowl events.

In addition to the 7-day live ESPN broadcast that will occur south of Marshall Way bridge from Jan. 28 to Feb. 3, the 944 Magazine Super Village is being publicized as the Epicenter of all the official Super Bowl XLII football action.

The 944 Super Village will take place on the vacant lot south of the Nordstrom parking structure. The event lineup includes three days and nights of rockstars, music moguls, DJ's, bands, celebrity hosts, runway shows, celebrity poker tournaments, professional athletes, sports memorabilia and licensed apparel.

Freddie Mac: Mortgage rates slip to near 2005 levels

NEW YORK (MarketWatch) -- U.S. fixed-rate mortgages fell in the latest week, according to Freddie Mac's survey released Thursday. The national average interest rate on the benchmark 30-year, fixed-rate loan averaged 5.96% in the week ending Thursday, down from 6.10% a week ago and 6.11% a year ago.

The current 30-year rate has not been lower since the week ended Sept. 29, 2005, when it averaged 5.91%. The 15-year fixed-rate loan averaged 5.65%, down from 5.73% a week ago and 5.84% a year ago.

The current rate on that loan hasn't been lower since the week ended Oct. 13, 2005, when it averaged 5.62%. The five-year Treasury-indexed hybrid adjustable-rate mortgage averaged 5.75%, compared with 5.86% a week ago and 5.92% a year ago.

"House prices rose only 1.8% over the 12 months ending Sept. 30, the slowest rate of growth since the 12-month period ending March 31, 1995, according to the Federal Housing Finance Board's national house-price index," said Frank Nothaft, Freddie Mac vice president and chief economist. "With lower consumer spending and personal income gains in October, interest rates on U.S. Treasury securities fell lower this week and mortgage rates followed."
